Lovely location, overall a charmer needing attention

The location is serene and lovely, with wonderful walking access to the Dorsoduro neighborhood, the Academia bridge and a nearby vaporetto stop. Overall the hotel is a small graceful charmer, needing only a bit more attention by management to move it from being very good to excellent. The hotel offers inconsistent to weak concierge assistance. Management needs to get the staff or a dedicated concierge desk up to speed on restaurants, with timely reservation assistance and with suggestions tailored to guest preferences. It was frustrating to get inconsistent to low service in this area and realizing I needed to quickly do my own web based research to find good foodie spots off the mainstream. The hotel has very limited food/bar service and needs to upgrade some amenities equivalent to the cost/rating, including providing soft towels, changing robes after several days use, having flowers or chocolate in the rooms throughout the stay, providing complimentary evening tea or drink and not having plastic cups in the rooms. Corners are cut where they should not be in this class boutique hotel. There is also limited common seating areas in the hotel, particularly in the winter when the small terrace is too cold for use.
